RESIDENTIAL & COMMERCIAL SEPTIC SYSTEMS
DESIGNS + PERMITTING + INSTALLATION
This portion of the project is the most critical since each design and site evaluation varies from one property to another. A professional LS Wastewater Solutions site evaluator or professional engineer will assess your site to identify the right type of system for the site and soil conditions.
These are some of the steps we take in determining which on-site sewage facilities (OSSF) will perform best based upon the unique characteristics of your property.
1. Location of Septic Tank and Drain Field (Initial System Layout)
Location of the tank and drain field are based upon several factors, including the property’s shape as well as any clearances required by the state and governing jurisdictions. Other considerations for the septic system placement include lot size, property lines, easements, setbacks, water wells, recharge features, topography, flood hazards, and adjacent structures within the property. We also take into account the preferences of the home owner.
2. Drain Field Analysis (Soil Evaluation)
An analysis of the soil on your property will determine what type of system will work best on your site. The process begins with digging two test pits at each end of the drain field at a minimum of 5’ deep. These test pits will allow the site evaluator or professional engineer to visually inspect the soils and its varying stratum. The visual inspection will show signs of different soil types as well as any rock, dense clay strata, or ground water present within the test pit. If no restrictive horizons are found within the pit then a soil analysis will be conducted on the most limiting layer of material. This analysis will determine the classification of the soil as well as the texture.
3. Septic System Design
After the soils have been properly classified, the appropriate OSSF for the site can be determined. The system size is determined by the home’s square footage, the number of bedrooms and number of occupants in the household. (Commercial facilities require other design requirements based upon site usage and number of employees to determine the OSSF type and size).
4. Permit
Once the system is fully designed, it’s compiled into a complete permit package for the local governing county to review. The county inspects each test pit to make sure it confirms the soil analysis as well as review all the design calculations and system layout. Once the design is accepted, the county issues an approval to construct (an ATC), which allows us to install your system.
